SCOPE: Relates to the general maintenance necessary to the upkeep of development buildings and grounds and the upkeep and operation of equipment belonging to the Community Enhancement Corporation and the Authority.
ACCOUNTABILITY: Responsible to the Property Manager.
EXAMPLES OF WORK PERFORMED: Perform
preventive maintenance and repairs to plumbing, heating, ventilating and
air conditioning equipment, pumps, electrical systems and pneumatic
control systems. Evaluate, trouble shoot and repair minor building
problems. Evaluate an assigned task, make a plan for the work week, and
estimate materials, tools, cost and time required.
Repair
and replace doors and locks.
Repair ranges and refrigerators.
Unclog drains and sewers.
Monitor and repair smoke and fire alarm systems.
Replace lighting fixtures and burned out bulbs.
Perform janitorial work necessary to maintain cleanliness. Supervise
and train relief personnel. Serve as lead person in case of disasters
such as fire, tornado, wind storm, flood, etc.
Properly complete assigned paperwork. Prepare and process work
orders.
Emergency
work at night and on weekends/holidays.
QUALIFICATIONS: REQUIRED: High School graduate or equivalent with business or vocational school training and necessary licenses/certifications.
Experience: Four years skilled maintenance related employment or an equivalent combination of vocational school and work experience. Skilled in one or more areas such as plumbing, heating/ventilation, air conditioning, janitorial and general building maintenance, carpentry, fence building, street repair, concrete pouring and finishing, maintenance of grounds, shrubbery and trees and application of pesticides and insecticides to trees, grass and shrubs. Ability to communicate well, to receive and understand information and to provide information to lesser skilled individuals. Ability to read and interpret blueprints and schematics. Ability to accomplish tasks without supervision as well as recognize and take appropriate action on unassigned tasks. Ability to comply with Authority attendance policies. Ability to work shift work. Demonstrated good judgment and ability to work with residents and other Authority employees. Possess a valid Oklahoma Driver License with an acceptable driving record.
PHYSICAL: Near vision sufficient to read technical manuals and read and complete work orders and forms. Hearing and speech sufficient to communicate effectively in person and by telephone. Ability to stretch, bend, stoop, lift and reach for extended periods of time. |
