EXAMPLES OF WORK PERFORMED
Understand and carry out OCHA policies and procedures and Federal/State
regulations related to the maintenance of the development and to
personnel. Ensure staff is trained in these areas as they relate
to their position.
Coordinate/review all maintenance functions daily with Project
Manager.
Responsible for HUD Physical Inspection follow-up maintenance and basic
understanding of PHAS scoring system.
Work with Project Manager to prepare an initial annual maintenance plan
and an annual budget for the development. Accompany Project
Manager, as necessary, to assist in presentation to Asset Manager.
Supervise, direct, train, assist and monitor assigned personnel in
all areas of project maintenance, rehabilitation, and grounds.
Ensure unit turnaround schedules, preventative maintenance and
inspection programs are maintained. Develop goals for project and
personnel and report progress to Project Manager.
Control and maintain Project inventory of stock and nonstocked
items assigned, including ranges, refrigerators, vehicles, tools,
equipment, etc. Conduct physical inventory as directed by Project
Manager.
Review manufacturer's literature and prepare/update all necessary
logs to maintain manufacturer's warranty on roofs, mechanical equipment,
elevators, alarms and water-based sprinkler systems, energy savings,
vehicles maintenance, etc.
Generate for Project Manager's approval requisitions for purchases
necessary to maintain Project, complying with all procurement
procedures.
Distribute Work Orders to appropriate personnel. Review
completed Work Orders, inspect work, complete charges on Work Orders for
approval of Project Manager and, if necessary, tenant charges.
Perform move-in and vacancy inspections, as directed by Project Manager.
Secure unit. Provide Project Manager with required repairs for input
into work order system. Forward recommendations of modernization
work to Project Manager.
Enforce policies and procedures of OCHA and ensure that personnel
understand and comply with personnel policies and procedures.
Interview prospective employees. Prepare annual evaluation reports
on assigned personnel. Report use of leave, schedule and approve
vacations of assigned personnel. Assist with hiring of personnel,
initiate and follow up with disciplinary action and grievance hearings
with Project Manager as necessary. Ensure proprietary information
remains confidential.

Ensure all personnel comply with correct safety procedures with
hazardous materials.(Asbestos, lead-based paint or chemicals.)
Perform other duties as assigned by Project
Manager.
WORKING CONDITIONS:
Office and field environment. Possible exposure
to inclement weather, dusty, dirty, noisy, mechanical hazards, noxious
fumes, paints and solvents and unsanitary conditions. Stress due
to volume, emergencies and time schedules.
QUALIFICATIONS
REQUIRED:
High School Diploma, or equivalent,
with additional business or vocational school training. Supervisor
experience and a minimum of six years experience in maintenance and/or
construction. Ability to understand construction drawings and
blueprints. Ability to communicate technical information clearly
and concisely either through verbal and/or written direction.
Ability to work with Authority personnel, tenants, contractors, etc.
Ability to accomplish tasks with minimal supervision. Ability to
comply with Authority policies. Possess a valid Oklahoma Driver
License with an acceptable driving record.
Will be required
to perform on-call, emergency maintenance, as scheduled by Central
Office, which can include working after-hours, during weekends and
holidays.
