to the Maintenance Supervisor or Project Manager.
EXAMPLES OF WORK PERFORMED
Complete Work Orders assigned by Maintenance Supervisor or Project
Manager.
Perform preventative maintenance and repairs to plumbing,
heating, ventilation and air conditioning equipment, pumps, electrical
systems and pneumatic control systems. Evaluate, trouble-shoot and
repair minor building/unit problems. Obtain appropriate materials/equipment/tools necessary
to make repairs.
Repair/replace doors and locks. Repair
ranges and refrigerators. Unclog drains and sewers. Replace
lighting fixtures and burned out bulbs. Repair/replace fences and
concrete or asphalt surfaces.
Perform mowing, edging and trimming
grass, trimming or removing trees, watering, fertilizing, applying
pesticides/insecticides to trees, grass and shrubs.
Secure unoccupied units. Clean,
paint and repair (make-ready) unoccupied units. Make-ready can
encompass the following activities: painting; cleaning; drywall
repairs/installation; ceramic/vinyl tile repairs; caulking; door
repairs; door locks; general plumbing and electrical; window and door
screen repairs and siding repairs.
Must be available for emergency, after-hours, weekend
and holiday work.
Prepare report on completed work orders, inventory log, paint
consumption and warehouse supplies.
Comply with OCHA policies and procedures.
Perform other duties as assigned by Maintenance Supervisor or Project
Manager.
WORKING CONDITIONS:
Office environment as well as field environment. Possible exposure
to inclement weather, dusty, dirty, noisy, mechanical hazards, noxious
fumes, paints and solvents and unsanitary conditions. Stress due
to volume, emergencies and time schedules.
QUALIFICATIONS
REQUIRED:
Four years skilled maintenance related
employment or an equivalent combination of vocational school and work
experience. Skilled in one or more areas such as, plumbing,
heating/ventilation, air conditioning, janitorial and general building
maintenance. Ability to communicate well, to receive and
understand information and to provide information to lesser skilled
individuals. Ability to accomplish tasks without supervision as
well as recognize and take appropriate action on unassigned tasks.
Ensure proprietary information remains confidential. Ability to
comply with Authority attendance policies. Ability to work shift
work. Demonstrate good judgment and ability to work with residents
and other Authority employees. Possess a valid
Oklahoma Driver License with an acceptable driving record. Will be
required to perform on-call, emergency maintenance, as scheduled, which can include working after-hours, during weekends
and holidays.
